Sometimes, selling a home is about much more than real estate. It's about friendships, trust, and helping good people move on to the next chapter of their lives.
This sale was particularly special to us.
The Challenge
We've known our seller for many years. As a master electrician, he's someone we've trusted with our own electrical work and referred to countless others over the years. He's always been there when we needed him, and when it came time for him and his wife to sell their home, we wanted to make sure we were there for them.
They were retiring and looking forward to moving into their dream home in Northern Ontario. The goal was simple: sell their home, get a fair price, and make the move before winter.
But the market wasn't exactly cooperating.
With home prices down 9.3% year-over-year, roughly 6.5 months of inventory, and homes taking 60 days or more to sell, buyers had plenty of choices. Add a location fronting onto a busy highway, and we knew we'd have to get everything just right.
How We Got to Work
Fortunately, this was a home with a lot going for it. Our sellers had put tremendous care and thought into every improvement. Beautifully updated interiors, a spacious backyard with a hot tub, an oversized garage perfect for a hobbyist, and solar panels generating enough income to cover the property taxes. And knowing the owner's attention to detail, we had every confidence in the quality of the work.
Our job was to make sure buyers saw that value.
We carefully staged the home, invested in professional photography and video, and made deliberate decisions about how best to showcase the property. We even passed on drone photography because we felt it would draw attention away from the home's strengths.
Then came the pricing. We spent considerable time studying the numbers, including a recent comparable sale, to find that sweet spot between attracting buyers and protecting our sellers' investment.
The Moment We'd All Been Working Toward
And the result?
Just THREE DAYS on the market!
We came close to having multiple offers, but our sellers were delighted to accept the first offer at FULL ASKING PRICE, with exactly the closing date they wanted.
No long wait. No price reductions. No worrying about whether they'd be moved before winter.
Just a plan that came together beautifully.
The Best Part
For us, the best part wasn't the three days or the full-price offer. It was knowing that two people we've come to care about could finally relax, start packing, and look forward to the retirement they've worked so hard for.
Thank You
To our wonderful clients and friends, thank you for the years of friendship, loyalty, and trust. We're genuinely happy for you both and wish you nothing but happiness as you begin this exciting new chapter in Northern Ontario.
